We will ask every single adult who wishes to live in the property to fill the Tenant Assessment Form, to provide a proof of residence (last 3 months utility bill or bank statement) and to provide a proof of photographic I.D. (Passport or Driving License)

In accordance with the Tenant Fees Act 2019 the following schedule of fees applies from 1st June 2019:


To reserve a property, we would ask you to pay a holding deposit, which is equal to One week’s rent. Please note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-To-Rent check, provide materially significant or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other deadline for Agreement as mutually agreed in writing).

SECURITY DEPOSIT (Rent under £50,000 per year) 

Prior to your move-in day, we will ask you to pay rent in advance and a security deposit, which is equal to Five Week’s Rent. 


Tenants are liable to the actual cost of replacing any lost keys or other security devices.


Interest on rent arrears accrues from day one if the rent is not paid within 14 days of the due date. The interest rate of 3% over the Bank of England Base rate calculated from the date the payment was due up until the date payment is received.


Where the tenant wants a variation, assignment or novation to the lease charge will apply in the sum of  £50 (including VAT) per agreed variation.


Should the tenant wishes to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.
